    •  This deal came through our new marketing program launched only 2-months ago. The project consists of a possible assemblage of properties; selling together as a group, the owners will realize a higher value than selling individually. While property assemblage can be a difficult task, the ability to spread development costs over additional units is a helpful benefit. We are still in the early phase of feasibility analysis but hope this will become another in-house development in progress.

    • Due to critical areas including wetlands and a fish-bearing stream, many developers likely passed on this project due to these conditions. With our expertise in critical areas, we quickly ascertained the potential value this project offered. The useable area was boxed in between a stream and the wetlands, but we found enough area to create four new lots on the property while retaining the existing home. The exit strategy is to create four new lots and keep the existing home on a fifth lot.

The Village at Whiskey Ridge is a 51-unit townhouse development with units ranging in size from 1,800sf to 2,000sf. Located in the Lake Stevens School District, the project will have a desirable family friendly environment in an above-average school district. The westerly units will have excellent views of the Puget Sound and the Olympic Mountains from. The project took approximately 2-years from the date of contracting the property to purchase and approval of the binding site plan. We took this project from raw land to preliminary plat approval and then sold it to a national builder.

Benjamin Court is a 13-lot subdivision in the City of Kenmore, WA. The project had a large wetland in the center of the property and required a site plan that revolved around the protected areas. This is another project we took from raw land to preliminary plat approval. Overall, the project took about 18-months.
